Water Tank Guide for New Homes: Size, Type and First Steps

Just collected your keys? The water tank is one of the first things you should inspect. It decides your family's water quality for the next 10 to 15 years.

This guide covers size, type, installation and the first steps before you move in. Each step takes minutes to check and saves months of trouble.

Step 1: Inspect the Water Tank the Developer Installed

Most new homes come with a poly tank fitted by the developer. Check these points:

• Tank size. Usually 500 to 1,000 litres for a terrace house.
• The lid is tight and not cracked.
• The float valve works. Water stops at the correct level.
• No leaks at the pipe joints.
• The tank base is stable.

A new home's water tank often holds construction dust, pipe shavings and water that has sat for months. Clean it before first use.

Take photos of the tank on handover day. If a defect appears later, the photos support your claim during the defect liability period.

Step 2: Choose the Right Water Tank Size

A simple rule: 150 to 200 litres per person per day.

5 - 6 people	1,500 - 2,000 litres
7 people or more	2,000 - 3,000 litres

Add 50% if your area suffers frequent supply disruptions. Areas such as Selangor and Sabah need extra reserve. A bigger tank costs little more to clean but keeps the taps running through a cut.

Step 3: Choose the Water Tank Type

Poly. The most common choice: cheap, light and rust-free. Choose a dark colour to reduce algae growth.

Stainless steel. Lasts 20 years or more, at a higher price. Suitable if you plan to stay long term.

Fibre. Less common for new homes. Suitable for larger sizes.

Step 4: Water Tank Position

Elevated tank. On the roof or a tower, with pressure from gravity and no pump needed. The most common setup for terrace houses.

Ground tank. At ground level, with a pump for pressure. Easier to clean and maintain, and common in bungalows.

For a double-storey house, a rooftop tank gives enough pressure for the ground floor. The upper floor may need a booster pump.

Ask the developer for the tank position on the plan. It shows where the pipes run and where the shut-off valve should sit.

Step 5: Correct Water Tank Installation

Poor installation causes leaks, low pressure and tank collapse. Make sure:

• The base is level and strong enough. A full 1,000-litre tank weighs 1 tonne.
• The inlet pipe has a shut-off valve.
• The outlet pipe has a coarse strainer.
• The overflow pipe drains to a gutter or drain.
• The lid is fitted tight with a lock.

Step 6: Clean the Water Tank Before First Use

This is the step most people skip. A new tank is not a clean tank. Construction dust, factory residue and stagnant water are all inside it.

Step 7: Set a Water Tank Maintenance Schedule

Set the schedule from day one:

• Check water in a clear glass: every month.
• Check the lid and float valve: every 6 months.
• Clean the water tank: every 12 months.
• Replace the float valve: every 3 to 5 years.
